Homebuyers and Homeowners
With the economic downturn of the past few years, housing prices have reached a low but finding quality, affordable housing is still a challenge in many communities. New rules on lending also mean that qualifying to purchase a home is harder now too, and homeownership still feels out of reach for many. For existing homeowners, you are also feeling this pinch and have probably lost valuable equity in your home.
Whether you are trying to buy your first home, just dreaming about it, or own a home but want to build equity, refinance, or pay down some debt, the HomeOwnership Center at NWBRV is here to help. As a HUD-approved housing and credit counseling agency, we are ready to work with you to meet all your homeownership needs.
Maybe you dream of one day owning your own home but can’t seem to save enough to get your foot in the door or have saved and saved and now you own but the costs of homeownership add up. Our counselors will work one-on-one with you to create a new budget and savings plan that meets your homeownership needs.
All clients participating in “Basic Homebuyer Education” classes and foreclosure mitigation are required to attend at least one counseling session.

Basic Homebuyer Education classes
Many people disqualify themselves from homeownership before they even start the process. They get discouraged over past credit problems or simply give up because the process is so complicated these days. That is where our Basic Homebuyer Education classes come in- we help potential homebuyers understand how to get to homeownership and what to expect from the purchase process, including how to overcome credit issues and chose mortgage products that will help make homeownership sustainable for you and your family.
Class topics include: Improving credit and credit scores, creating a budget that works for you and your family, knowing what you want and need when buying a home, choosing a real estate agent, signing a Purchase and Sales Agreement and other documents, deciding on a mortgage product and special first-time homebuyer products, avoiding predatory lending, and getting assistance with down payment and closing costs from local municipalities. To graduate, participants are expected to complete a one-on-one counseling session with a homeownership counselor.
Classes occur in six week sessions, cost $50 per family, and are offered in English and Spanish. To sign up, contact Rosalind Mitchell at 401-762-0074 ext. 210.
“Fast Track to HomeOwnership” courses are also available. These classes are designed for homebuyers who have either already signed a “purchase and sales” agreement or have an expired homebuyer-training certificate. The class covers the same topics as the “Homebuyer Education” classes but is offered in an accelerated manner.
For buyers of multi-family homes
Owning and operating a multi-family home brings special challenges to a homeowner. From choosing tenants to collecting rent, there are laws, regulations and general best practices that all landlords should follow. We offer a special training to current and future multi-family owners covering the basics of business management, lease agreements, and your rights and responsibilities as a landlord. The class is six hours long and is offered in both English and Spanish. The class is required if the property is being purchased through NWBRV, the state or RI Housing. To join a workshop, contact the Homeownership Center at 401-762-0993.
